Built on the old brickworks

Woodcroft exists because L J Hooker developed the site of the former State Brickworks. That history dates the suburb neatly: this is estate housing, mostly 1980s onward, brick veneer, concrete tile, with the curved streets and cul-de-sacs of its period.

Roofs of that vintage are now in their fourth decade. They are rarely dangerous and rarely dramatic. What they are is due.

The thirty-five year checklist

When we inspect a Woodcroft roof, this is usually what comes back:

• Ridge and hip pointing cracked and powdery, caps loose in places
• Surface colour chalked off, lichen holding on the shaded planes
• A handful of cracked tiles, often from foot traffic during solar or antenna installs
• Valley irons showing rust at the lower end
• Gutters still serviceable but holding debris and losing fall in a span or two
• No leak yet — or one small one, around a flue or a skylight

None of that needs a new roof. It needs a restoration done properly, with the rebedding and repointing included rather than a coating sprayed over the top.

When it is a hail job instead

Plenty of Woodcroft roofs have taken hail over the years, and hail changes the conversation. Where the tile surface has been chipped away and the aggregate is exposed across whole planes, that is damage with a cause and a date, and it should be documented before anything is cleaned or coated.
